Let's be straight: new windows are not free, and anyone who says they are is selling something.
What is really happening is three savings stacking on top of each other:
- A lower starting cost, because the middlemen are gone.
- Rebates on qualifying windows, in some provinces.
- Government-backed financing in some provinces, so you can start with $0 down and repay through your hydro or property tax bill.
For many homeowners, that combination means new windows without the big cheque up front, and lower energy bills that can help offset the monthly payments. That is what "almost free" means here.
Why More Homeowners Are Replacing Windows Now

Here is the part most homeowners never hear about. In many provinces there is real help built to make energy-efficient windows easier to afford, and a lot of it goes unclaimed simply because nobody mentions it.

Manitoba: Start with $0 down and pay through your hydro bill
- Borrow up to $7,500 for windows and doors. No down payment, a fixed rate, and up to 5 years to repay. The payment is added to your monthly hydro bill, so there is no separate bill to keep track of.
- Get $100 back on every qualifying window and door. Any ENERGY STAR certified triple-pane window or door counts, so the more openings you replace, the more you get back. Apply within 90 days of installation and full payment.
- No income test. If you own your home and have a Manitoba Hydro account in good standing, you may qualify. Approval has to come before work starts, so check first. The loan is a loan: it is repaid, not forgiven.
Alberta: Finance up to $50,000 and repay through your property tax
- Cover up to 100% of the project, to a maximum of $50,000. You do not have to come up with the full cost on day one, and your rate is locked in when you sign.
- Repay through your property tax bill. The financing stays with the home, so you are not locked in if you move: the next owner takes over the payments. It is financing, not a rebate, so it is repaid.
- Timing matters. Calgary's residential intake is closed until winter 2026/27, and other Alberta cities open on their own schedules. Get your quote and plan ready now, so you are set when your city opens.
- 65 or older? SHARP may help too. See the age section below.
Ontario: Get money back on every window
- Up to $100 back per eligible window or door opening on ENERGY STAR certified products. Replace more openings and more of them count. Conditions apply and rules can change, so confirm your project qualifies before you sign anything.
- In Toronto? You may also qualify for the city's Home Energy Loan Program, a low-interest loan for energy upgrades, so you can spread the cost instead of paying it all at once.

Already closed
- The federal Canada Greener Homes Grant stopped taking new applicants in February 2024, and the Canada Greener Homes Loan portal closed to new applications on October 2, 2025.
- If a quote you received counts on either one, it is out of date.
- Provincial programs can also fill up or change without warning. That is the reason to check early, not later.
Savings can stack
- Government programs are only part of the picture. Many window companies also run their own promotions and company-funded incentives, and where program rules allow, these can be combined with provincial rebates and financing.

Options by Life Stage
Most programs are not age-based. But what matters most changes depending on where you are in life.
Under 45
- If your savings went into the mortgage, $0-down financing means the windows do not have to wait.
- Fixed-rate financing spreads the cost over years while the energy savings and comfort start right away.
- Drafty rooms and cold floors are hardest on young kids, and easy to fix.
45 to 64
- Replacing windows before they fail is cheaper than repairing the damage after.
- Fixed-rate financing lets you settle the cost while your income is at its highest.
- Financing that stays with the property, like CEIP in Alberta, means you are not locked in if you decide to sell.
- Lower energy bills matter even more heading into retirement.
65 and over
- Seniors Home Adaptation and Repair Program (SHARP), Alberta. A loan of up to $40,000 for eligible homeowners 65 and over, covering repairs and energy upgrades including window replacement. Only one spouse needs to be 65. Income and home equity requirements apply, and the loan is secured against the home. Seniors with lower incomes who do not qualify for the loan may be considered for a grant.
- A fixed rate means payments you can plan around.
- Windows that are easy to open and close, without drafts or sticking, make a real difference day to day.
- You do not need to be 65 to use the other programs above.
